The mid to late 1990's presented a unique investment opportunity to purchase industrial and research and development properties. During this timeframe, the Company purchased nearly one million SF of net leased property with vacancies or leases at below market rents at a relatively low cost per SF. In a market with rising rents and declining vacancies, we were able to lease the vacant space, upgrade space usage, increase rents, sell the properties and realize significant upside. We continue to own and operate approximately 300,000 SF of light industrial property.
